Reserve Study Updates – We are happy to update reserve studies performed by others. Our fee is a flat $450 for studies up to 25 line items. It does not include the cost of a site visit or board meeting which are extra cost options.
Transition Studies – A transition occurs when responsibility for maintaining the association changes hands from the developer to the association. It is important at that point to document whether the developer has completed all that was promised. It is also important at this time to calculate the true reserve requirements as they may have been kept artificially low.
Design and Specification – When it is time to undertake a major capital expenditure (e.g. roads, roofs, or added features), the first step should always be a design and specification. These documents can then be used to secure bids from qualified contractors on an apples-to-apples basis, helping to ensure that the job is done right.
Construction Monitoring – When major work is undertaken, it is important that it be monitored by a competent professional to be sure that it is completed as promised and in a workmanlike manner before funds are released. Inspections occur at periodic intervals during the job and upon completion.
